Pricing covers standard pitched-roof homes inside our service area. Larger or specialty roofs — multi-storey, complex flashings, commercial — are quoted individually after the Initial Condition Assessment.

Why 12 months
Because a three-month maintenance record is not worth having. The minimum term exists so the thing you are buying — a continuous, dated history — actually gets built. After that it is month to month and you can walk whenever you like.
What we will not do
We will not promise you a claim outcome, we will not quote a repair we have not inspected, and we will not sell you Prestige when your roof needs Essential. Everything above is published so you can check us against it.
Guardian. Two visits a year means the roof is checked before storm season and again after it, and minor maintenance is done on the spot rather than quoted. In this climate that cadence matches how roofs actually degrade.
Essential is the right answer for a newer Colorbond roof in a sheltered position. Prestige is the right answer for an older tile roof under trees.
Because the record has to start somewhere, and the starting point has to be honest. The ICA is a full visual inspection with a minimum of twelve timestamped photographs and a signed baseline report. Every later report references it.
It is invoiced within 24 hours of signing the Service Agreement and payable before the inspector attends. It is refunded in full if we cancel before the inspection happens, and is non-refundable once the inspection has taken place.
No, and we are not going to pretend otherwise. Annual is the same price as twelve monthly payments — $780, $1,428 or $2,388. It exists because some people, particularly landlords and self-managed funds, would rather have one invoice a year than twelve.
Clearing gutters and valleys of debris, re-seating a slipped tile, resealing a small penetration, clearing a blocked downpipe, minor silicone and flashing touch-ups — the small things that cause big problems if left. It is done on the visit at no extra cost on Guardian and Prestige.
It is not re-bedding or re-pointing a roof, replacing sheets, or structural work. That is quoted separately, with 10% off labour for subscribers.
Yes — 10 business days after you sign the Subscription Service Agreement, with no penalty. If we have not yet done the Initial Condition Assessment, the $249 is refunded in full. If we have already done it, the fee stands and you keep the report.
It is in the Cancellation & Refund Policy, and it is there because you should be able to change your mind.
A maximum of one increase in any 12-month period, with a minimum of 30 days' written notice. That is written into the Service Agreement, not a policy we can change at will.
Yes, up or down, at any time. An upgrade takes effect from the next billing date. A downgrade takes effect at the end of your current 12-month term so the inspection schedule you have already paid for is honoured.
