Why we publish the fee

Clause 5 of our Referral Partner Agreement requires the referral arrangement to be disclosed to the client you referred — that is an Australian Consumer Law obligation, not a policy we invented. The client is told. So there is nothing to gain from being coy about it with you, and something to lose.

Five managed properties signed to Guardian: 5 × $120 = $600, paid in the next quarterly run after each client completes their first full month of billing.

Fees are paid quarterly — January, April, July and October. GST is added if you are registered. No fee is payable if the referred client cancels before completing their first full billing month. Disclosure of the referral arrangement to the client is required under the Australian Consumer Law and is built into our onboarding, so you do not have to manage it.

A documented roof history answers the building-and-pest question before it becomes a price reduction. Vendors with a maintenance file negotiate from a stronger position, and you spend less time managing a conditional offer.

Roof condition on a rental stops being your problem to guess at. A licensed roofer inspects on a schedule, coordinates access with you, and produces the document you would otherwise have to argue without.

Landlord conversations

A dated condition record before and after a tenancy is the cleanest way to separate tenant damage from age — which is the conversation you are having anyway, just without evidence.

Published pricing, no lock-in after 12 months, no claim promises, and a founder who answers the phone. If a client you referred rings you annoyed, we have done something wrong — tell us.

How to become a partner

  1. Get in touch. Tell us who you are and roughly how many properties you manage or list.
  2. We send the Referral Partner Agreement. Two pages, plain English, including the ACL disclosure obligation and the fee schedule above.
  3. You get a referral link and a partner code. Referrals are tracked against the code, so there is no argument later about who sent whom.
  4. You get paid quarterly. With a statement showing every referral, its status and its fee.

No exclusivity, no minimum volume, no cost to become a partner, and you can stop at any time.

What we ask

That you only refer clients you would be comfortable having us call. We would rather have five good referrals than fifty cold names, and we will tell you honestly if a property is not suited to a subscription.
